Divorce Home Sale Checklist
Your checklist for selling the marital home.
A short, practical list the two of you can work through together or separately.
This checklist covers the practical steps that keep a divorce sale calm and on schedule. Print two copies so both parties track the same items. Your attorneys handle the legal decisions. I handle the property.
- 1 Confirm in writing who is authorized to sign the listing and sale documents.
- 2 Locate the deed, the current mortgage statement, and any home equity account statements.
- 3 Request a current payoff figure from every lender holding a lien on the property.
- 4 Agree in writing on a target listing date and a target closing date.
- 5 Decide who lives in the home during the sale and who covers each monthly cost.
- 6 Gather receipts for improvements, repairs, and separate contributions to the property.
- 7 Order a professional Comparative Market Analysis (CMA) so both parties price from the same numbers.
- 8 Set one written rule for how showings are scheduled and how personal belongings are stored.
- 9 Put the division of net proceeds in writing and give a copy to the title company.
- 10 Choose one channel for all sale updates so both parties receive the same message.
